One of the very first—and often most critical—decisions you’ll face when planning a house project is this: Should you demolish and rebuild, or keep the existing house and renovate?

Sometimes the answer is clear-cut. If you’ve purchased a wonderful site with a house in poor condition, the logical choice is usually to demolish and rebuild. On the other hand, if you’ve bought a beautiful heritage property, preserving and renovating is certainly the right path.

But most projects fall somewhere in between. In these cases, there may be two possible pathways—and two very different outcomes. In this article, we’ll explore the key considerations of each option to help you make an informed decision and start your project on the right path.

Key Questions to Ask

When deciding whether to renovate or rebuild, these questions are a great place to start:

  • Is the existing house heritage-listed?
  • Is the house structurally sound and capable of supporting an additional level or extension?
  • Are there architectural features worth preserving—or do you find the design inspiring?
  • Does the house take advantage of natural light and orientation on the site? If not, can this be improved through layout changes?
  • Would current planning controls allow you to rebuild on a similar footprint, or would setbacks and site restrictions reduce the size of the new home?

If you asked a builder which projects they prefer, most would say demolish and rebuild—and for good reason.

  • Predictability: With everything built from scratch, there are fewer unknowns during construction. Surprises (and unexpected costs) are less likely to arise compared with renovations.
  • Design Freedom: A new build allows you to choose insulation levels, window quality, and materials (e.g. opting for a concrete slab on ground rather than lightweight flooring). These decisions can dramatically improve comfort and efficiency.
  • Technology & Sustainability: It’s easier to integrate modern technology, home automation, and sustainable features from the start.
  • Certainty: Although sometimes more expensive upfront, rebuilds often come with greater cost and program certainty during construction.

Advantages of a Renovation

Renovations can be incredibly rewarding—though they present a different set of challenges.

  • Celebrating Character: Many clients love their home’s history and unique details. Renovation gives the opportunity to restore and enhance these qualities rather than starting over.
  • Creative Challenge: Successfully connecting old and new elements is a design challenge architects welcome. Done well, renovations create seamless transitions that feel intentional, not like “add-ons.”
  • Improving Functionality: Older homes often lack natural light, ventilation, or good connection to the outdoors. A clever renovation can completely transform the way a home feels and functions—bringing kitchens and living areas to the rear to open onto the backyard, for example.
  • Cost Efficiency (sometimes): Depending on the existing quality of the home and your budget, renovating may be more economical than a rebuild. But be mindful: some upgrades (like retrofitting insulation or installing double glazing) can be difficult or prohibitively expensive.
